The Land Development Department supports all homebuilding divisions within Toll Brothers. The department consists of two groups:

• Land Development Services
• Land Development Management

LD Services supports LD Management, Eastern States Engineering, Divisional Management and Land Acquisition by providing takeoffs, estimates, preliminary budgeting, contract unit cost databases and surety databases for land development jobs. We currently use Paydirt estimating software in conjunction with various spreadsheet and word processing programs. LD Services also develops, implements & monitors corporate guidelines for site improvement activities.

LD Management works closely with Project Management to provide management for projects that require road and infrastructure construction. Typical LD support would include feasibility analysis, approval assistance, value engineering, budgeting, cash flow analysis, bidding, contracting, construction management, and dedication support.

The LD program's goal is to save money in site improvement work and to maximize predictability in the scheduled completion and cost of improvements. We do this by using innovative time/cost savings ideas to gain a competitive advantage. All of our field operations tie back to Corporate. This allows senior LD Management to recognize special needs across the company and draw on a diverse national talent pool to support same with out of region (staff &/or contractor) resources.
