Job Description
Summary
1.
Opening projects:
a.
Hiring and supervising Construction Managers and the balance of the
construction crew.
b. Negotiating all contracts, subcontractors, and suppliers.
c. Assisting in the design and building of the model park.
d. Working with the Project Manager and Marketing Department in designing
sales and marketing programs and model merchandising.
e. Learning all cost control procedures.
2. Overseeing all aspects of ongoing construction:
a. Controlling rate and quality of production.
b. Helping to supervise the Construction Manager who has direct daily
control of
construction on the project.
c. Setting up and monitoring construction schedule with the Construction
Manager.
d. Foreseeing future changes in the job which affect the need for
contractors.
3. Customer relations:
a. Customer service after settlement.
b. Handling legal problems with customer.
c. Representing Toll Brothers at Homeowner's Association Meetings.
2.
Township communication:
a.
Attending appropriate township meetings.
b. Communicating with township on all matters affecting project, obtaining
all
approvals, building permits, occupancy certificates,
etc.
3. Marketing:
a. Assisting in the hiring and directing of on-site sales staff.
b. Coordinating construction with sales.
c. Maintaining awareness of market area including competition and other
influences.
d. Directing placement and content of advertising.
e. Learning how house prices, option prices, and lot premiums are set.
f. Working with buyers to handle customizing and technical
questions.
4. Administrative:
a. Maintaining accurate budgets for every aspect of the project.
b. Reviewing invoices relating to improvements, construction, and
marketing for
project.
c. Assisting in preparing for project review package.
